    1. Resale Disclosure Package (for all non-Virgina communities only)
      To be ordered at resale by Sellers, Owners & Owners Agents. Package includes Resale Disclosure Certificate, Statement of Account, (Covenant Compliance Verification - Virginia Only), Escrow Instructions, Governing Documents, Budget, Financials/Audit, Reserve Study and Insurance Certificate. This product may be ordered as an Update (see Updates below).

    3. Resale Certificate Disclosure – Email Delivery Only (for Virgina communities only) 
      Package includes Virginia Resale Disclosure Statement, Covenants Compliance Inspection, Governing Documents, Budget, Meeting Minutes, Annual Financials/Audit, Reserve Study and Insurance Certificate.

    5. Resale Certificate Disclosure – Hardcopy Delivery Only (for Virgina communities only)
      Package includes Virginia Resale Disclosure Statement, Covenants Compliance Inspection, Governing Documents, Budget, Meeting Minutes, Annual Financials/Audit, Reserve Study and Insurance Certificate.

    7. Resale Certificate Update (for Virgina communities only)
      You must have original order number from the Resale Certificate Disclosure. This package includes an updated Resale Disclosure Statement, Budget, Annual Financials/Audit, Reserve Study and Insurance Certificate. A Covenants Compliance Inspection may also be added for an additional fee.


Statement of Account (for all non-Virgina communities only)
Typically ordered by Title Companies during a resale transaction. Statement of Account includes a detailed description of all current assessment balances and escrow instructions. This product may be ordered as an Update (see Updates below).

Financial Update / Statement of Account (for Virgina communities only)
This package includes an updated Statement of Account/Escrow Instructions, Budget, Annual Financials/Audit, and Reserve Study. A Covenants Compliance Inspection may also be added for an additional fee. This product may be ordered as an Update (see Updates below).


    1. Refinance Only, Statement of Account (for all communities)
      To be ordered during a refinance only. Not for use during resale or first time closing. Includes special (limited) Escrow Instructions. This product may be ordered as an Update (see Updates below).

    3. New Home-Lot / First Closing Statement (for all communities)
      To be ordered when NEW HOME is closing for the FIRST TIME to a non-builder, non-developer owner. Includes Statement of Account, Escrow Instructions and other information required for first closing. This product may be ordered as an Update (see Updates below).

    5. Lender / Mortgage Questionnaire (for all communities)
      To be ordered by banks, lending institutions, mortgage companies and others desiring information for a loan. Includes lender questionnaire, insurance certification information, etc. Custom lender form processing available as option when ordering a lender questionnaire.

    7. Covenants Compliance Inspection (for all communities) 
      Supplemental inspection of home/unit in regards to covenant compliance (more detailed and documented inspection than provided in the Resale Disclosure Package). This service is available for owners and mortgage companies, banks, and lending institutions with consent of owners when verification regarding compliance with covenants is desired.

    9. Covenants Compliance Inspection Update (for all communities)
      May be ordered by mortgage companies, banks, lending institutions, with consent of owner or owner/seller when re-inspection of unit/home is necessary to ensure previously noted covenant violation performed by Community Management Corporation has been corrected.

    11. Purchaser Research Package (for Virginia communities only)
      Typically ordered by lenders, potential buyers or representatives of potential buyers when researching information on HUD homes or property foreclosures, with consent of owner. Package includes Realtor information, Financial/Audit information and Governing Documents.

    13. Governing Documents (for all communities)
      Included in the Resale Disclosure Package. To be ordered when only the Governing Documents are needed, unrelated to a Resale Disclosure Package. Documents include Articles of Incorporation, Association By-Laws, Covenants, Conditions & Restrictions, applicable design standards, and rules & regulations.

    15. Appraisal Report (for all communities)
      Provides an overview of amenities, structures, parking and other information desired by appraisers.

    17. Realtor Report (for all communities)
      Provides the information desired by Real Estate professionals who are listing a property, or desire to have additional information regarding a property owners association.

    19. Occupancy Report (for all communities)
      Provides a current report regarding the percentage of unit/homes in which owners have secondary addresses.

    22. UPDATES
             

      For a limited time, you can order an update for select products. To place an update order, you must locate your original order in your "Completed Orders" list. When you click on the green action button to its left, you will see the option to "View" order details. If an update is available, you will also see the option to "Order Update". Please use your browser's BACK button to return to the shopping login page.

      Note: Updates for products do not include a re-inspection of the unit/home regarding covenants compliance. If an update of a covenants compliance inspection is desired, it may be ordered as a separate menu item (above).
