    1. Resale Disclosure Package WITH Covenant Compliance Inspection (CCI)
      To be ordered at resale by Closing Agents / Title Companies, Sellers, Owners & Owners Agents (with consent of Owner). Package provides the information for the Owners' Association Disclosure and Addendum and also includes a Covenant Compliance Inspection of unit/home at the time this package is provided, Certificate of Assessment, Escrow Instructions, Budget, Annual Financials and Insurance Certificate. Financial aspects of this product may be ordered as an Update (see Updates below).

      To be ordered at resale by Closing Agents / Title Companies, Sellers, Owners & Owners Agents (with consent of Owner). Package provides the information for the Owners' Association Disclosure and Addendum and also includes a Certificate of Assessment, Escrow Instructions, Budget, Annual Financials and Insurance Certificate. Covenant Inspection not included in this package. This product may be ordered as an Update (see Updates below).

    5. Owners' Association Disclosure (1 – 8 Hours Priority Service is available as a separate product)
      To be ordered by Sellers, Owners & Owners Agents. Includes information to complete the Owners' Association Disclosure and Addendum required by the North Carolina Association of Realtors. This product may be ordered as an Update (see Updates below).

    7. Covenants Compliance Inspection (CCI)
      This service includes an inspection of Home/Unit in regards to covenant compliance. This service is available for Mortgage Companies, Banks, Lending Institutions and Sellers when verification regarding compliance with covenants is desired. (With consent of Owner).

    9. Updated Covenants Compliance Inspection (CCI)
      To be ordered by owner/seller when a re-inspection of the unit/home to ensure violation previously noted on Covenants Compliance Inspection (CCI) by HRW, Inc. has been corrected.

    11. Certificate of Assessment WITH Covenants Compliance Inspection (CCI) 
      Includes a Covenants Compliance Inspection (CCI) and a detailed description of all current assessment balances, and escrow instructions. This product should be ordered by Closing Agents / Title Companies when a Resale Disclosure Package has not been ordered, or when the Update permitted under the Resale Disclosure Package has already been used. Typically, this product is ordered when there has been a lengthy period of time since the full Resale Disclosure Package was ordered, and the Closing Agent / Title Company desires a current assessment status. Financial aspects of this product may be ordered as an Update (see Updates below).

      A detailed description of all current assessment balances, and escrow instructions. This product should be ordered by Closing Agents / Title Companies when a Resale Disclosure Package has not been ordered, or when the Update permitted under the Resale Disclosure Package has already been used. Typically, this product is ordered when there has been a lengthy period of time since the full Resale Disclosure Package was ordered, and the Closing Agent / Title Company desires a current assessment status. This product may be ordered as an Update (see Updates below).

    15. Refinance Only, Certificate of Assessment
      To be ordered during a refinance only. Not for use during resale or first time closing. Includes special (limited) Escrow Instructions. This product may be ordered as an Update (see Updates below).

      To be ordered when NEW HOME is closing for the FIRST TIME to a non-builder, non-developer owner. Includes New Home Statement of Account, Escrow Instructions and other information required for first closing. This product may be ordered as an Update (see Updates below).

      To be ordered by Banks, Lending Institutions, Mortgage Companies and others desiring information for a loan. Includes Lender Questionnaire, Covenants Compliance Inspection (CCI), Insurance certification information, etc. Custom lender form processing available as option when ordering a lender questionnaire.

      To be ordered by Banks, Lending Institutions, Mortgage Companies and others desiring information for a loan. Includes Lender Questionnaire, Insurance certification information, etc. Custom lender form processing available as option when ordering a lender questionnaire.

    23. Foreclosure Resale Package WITH Covenants Compliance Inspection (CCI)
      To be ordered ONLY for foreclosed properties. This package can be ordered by Closing Agents, Lenders, Sellers or Seller's representatives. Package includes a W-9 form, a copy of the current account ledger, Realtor Information, a Covenants Compliance Inspection, a Resale Certificate, Budget, Annual Financials, Insurance Declaration, and Governing Documents. This product includes one free update so that the requestor can obtain the package now for listing the property and for review by the potential buyer. When the buyer is identified, the requestor can order an updated package for the final closing and escrow information (see Updates below).

      To be ordered ONLY for foreclosed properties. This package can be ordered by Closing Agents, Lenders, Sellers or Seller's representatives.     27. Purchaser Research Package
    28. Typically ordered by potential buyers or representatives of potential buyers when researching information on HUD homes or property foreclosures, with consent of owner. Package includes Realtor information, Budget and Governing Documents.
    29. Governing Documents
      Included in the Resale Disclosure Package, these documents are to be ordered separately when only “Governing Documents” are desired. Documents include Articles of Incorporation, Association By-Laws, Covenants, Conditions & Restrictions, applicable design standards, and rules & regulations.

    31. Appraisal Information
      Provides an overview of amenities, structures, parking and other information desired by appraisers.

    33. Realtor Information
      Provides the information desired by Real Estate professionals who are listing a property, or desire to have additional information regarding a property owners association.

    34. Occupancy Report
      Provides a current report regarding the percentage of unit/homes in which owners have secondary addresses.

    36. PRIORITY SERVICE
      Select products, where indicated, offer Priority Service (and must be ordered as a separate product) for those who require their documents quicker. Turn-around time for Priority Service is 1-8 business hours. If a product doesn’t indicate Priority Service, standard processing times will apply. 

      UPDATES
      Selected products, where indicated, may be updated by simply going to the Requestor's "Order History". Click on the "Detail" of the order to be updated, and click "Update Order" (located at the bottom-left of the Order Detail screen). Note: updates do not include a re-inspection of unit/home regarding covenant compliance. If an update of a covenant compliance inspection is desired it may be ordered as a separate menu item (above).
