Product Descriptions

  1. Important: Effective 07/01/2019, our resale product offerings have been modified to meet the new resale disclosure requirements found in SB150. We now offer separate HOA and Condo Resale packages in New Mexico, as well as a third one designated for Texas properties.

  2. Resale Disclosure Package for HOAs (NM) (Rush and Priority Service Available)
  3. Available for HOAs in New Mexico only. To be ordered at resale by Title Companies, Sellers, Owners & Owners Agents (with consent of Owner). Package includes Statement of Account, Escrow Instructions, Budget, Financials and Insurance Certificate. An optional Covenants Compliance Inspection (CCI) is available for an additional fee. (Update)

Note: The CCI will be pre-selected for any communities that have passed a mandatory CCI resolution.

  1. Resale Disclosure Package for Condos (NM) (Rush and Priority Service Available)
    Available for Condos in New Mexico only. To be ordered at resale by Title Companies, Sellers, Owners & Owners Agents (with consent of Owner). Package includes Statement of Account, Escrow Instructions, Budget, Annual Financials and Insurance Certificate. An optional Covenants Compliance Inspection (CCI) is available for an additional fee. Resale Disclosure Package (TX) (Rush and Priority Service Available)
Available for properties located in Texas only. To be ordered at resale by Title Companies, Sellers, Owners & Owners Agents (with consent of owner). Package includes Statement of Account, Escrow Instructions, Budget, Annual Financials and Insurance Certificate. An optional Covenants Compliance Inspection (CCI) is available for an additional fee. (Update)

  1. Covenants Compliance Inspection 
  2. This service includes an inspection of Home/Unit in regards to covenant compliance. This service is available for Mortgage Companies / Lending Institutions and Sellers when verification of covenants compliance is desired (with consent of Owner).

  4. Statement of Account With Covenant Inspection (1 - 8 Hours Priority Service is available as a separate product)
    Package includes a current Covenant Compliance Inspection of unit/home at the time of purchase, escrow instructions and a detailed description of all current assessment balances. This product should be ordered by Title Companies when a Resale Disclosure Package has not been ordered, or when the update permitted under the Resale Disclosure Package has already been used. This product may be ordered as an Update (Update) (Note: Effective 07/01/2013.This package does not meet statutory requirements for resale disclosure.) 

      
  5. Statement of Account (1 - 8 Hours Priority Service is available as a separate product)
    A detailed description of all current assessment balances, and escrow instructions. This product should be ordered by Title Companies when a Resale Disclosure Package has not been ordered, or when the Update permitted under the Resale Disclosure Package has already been used. This product may be ordered as an Update (Update). (Note: Effective 07/01/2013.This package does not meet statutory requirements for resale disclosure.)

      
  6. Refinance Only, Statement of Account (1 - 8 Hours Priority Service is available as a separate product)
    To be ordered during a refinance only. Not for use during resale or first time closing. Includes special (limited) Escrow Instructions. This product may be ordered as an Update (Update)

      
  7. New Home-Lot / First Closing Statement (1 - 8 Hours Priority Service is available as a separate product)
    To be ordered when NEW HOME is closing for the FIRST TIME to a non-builder, non-developer owner. Includes New Home Statement of Account, Escrow Instructions and other information required for first closing. This product may be ordered as an Update (Update). (Note: Effective 07/01/2013.This package does not meet statutory requirements for resale disclosure.) 

      
  8. Lender / Mortgage Questionnaire
    To be ordered by Banks, Lending Institutions, Mortgage Companies and others desiring information for a loan. Includes lender questionnaire, insurance certification information, etc. Custom lender form processing available as option when ordering a lender questionnaire.

      
  9. Purchaser Research Package
    Typically ordered by lenders, potential buyers or representatives of potential buyers when researching information on HUD homes or property foreclosures, with consent of owner. Package includes Realtor information, Budget and Governing Documents.

      
  10. Governing Documents
    Included in the Resale Disclosure Package, these documents are to be ordered separately when only "Governing Documents" are desired. Documents include Articles of Incorporation, Association By-Laws, Covenants, Conditions & Restrictions, applicable design standards, and rules & regulations.

      
  11. Appraisal Information
    Provides an overview of amenities, structures, parking and other information desired by appraisers.

      
  12. Realtor Information
    Provides the information desired by Real Estate professionals who are listing a property, or desire to have additional information regarding a property owners association.

      
  13. Occupancy Report
    Provides a current report regarding the percentage of unit/homes in which owners have secondary addresses.
 
RUSH AND PRIORITY SERVICE
Select products, where indicated, are also available with priority service (and can be ordered separately) for those who require their documents quicker. Turn-around time is 2-8 business hours. Newly created resale products offer both tiers of expedite (i.e. rush service and priority service)..

UPDATES

For a limited time, you can order an update for select products. To place an update order, you must locate your original order in your "Completed Orders" list. When you click on the green action button to its left, you will see options called "View" and "Order Update". Note: The system will not display the second option ("Order Update"), if an order is not eligible for an update. Please use your browser's BACK button to return to the shopping login page.

Note: Updates for products do not include a re-inspection of the unit/home regarding covenants compliance. If an update of a covenants compliance inspection is desired, it may be ordered as a separate menu item (above).
