Product Descriptions


  1. Resale Disclosure Package WITH Covenants Compliance Inspection (CCI)
    To be ordered by Sellers or Seller's representative for providing to the Buyer. This package includes a Covenants Compliance Inspection (CCI), a Resale Certificate including all information required under NRS 116-4109, Governing Documents, Budget, Current Financials, Insurance Declaration, Reserve Study, and Escrow Instructions.

  2. Resale Disclosure Package (without CCI) (1 – 8 Hours Priority Service is available as a separate product)
    To be ordered by Sellers or Seller's representative for providing to the Buyer. This package includes a Resale Certificate including all information required under NRS 116-4109, Governing Documents, Budget, Current Financials, Insurance Declaration, Reserve Study, and Escrow Instructions.

  3. Statement of Account (aka Demand) WITH Covenants Compliance Inspection (CCI)
    To be ordered in conjunction with the closing or settlement of a re-sale. The Statement of Account includes detailed disclosure of all current assessments, active specific assessments, full escrow instructions, Covenants Compliance Inspection (CCI), and other important and timely “closing table information”. Financial aspects of this product may be ordered as an Update (see Updates below).

  4. Statement of Account (without CCI) (1 – 8 Hours Priority Service is available as a separate product)
    To be ordered in conjunction with the closing or settlement of a re-sale. The Statement of Account includes detailed disclosure of all current assessments, active specific assessments, full escrow instructions and other important and timely “closing table information”. This product may be ordered as an Update (see Updates below).

  5. Covenants Compliance Inspection (CCI)
    Inspection of property related to covenant compliance. This service is available separately for mortgage companies, banks, lending institutions and sellers when verification regarding compliance with covenants is desired.

  6. Updated Covenants Compliance Inspection (CCI)
    To be ordered when a re-inspection of unit/home to ensure violation previously noted on Covenants Compliance Inspection (CCI) by Associa Nevada South has been corrected.
  7. New Home-Lot / First Closing Statement
    To be ordered when NEW HOME is closing for the FIRST TIME to a non-builder, non-developer owner. Includes Statement of Account, Escrow Instructions and other information required for first closing.

  8. Refinance Only, Statement of Account (1 – 8 Hours Priority Service is available as a separate product)
    To be ordered during a refinance only. Not for use during resale or first time closing. Includes special (limited) Escrow Instructions.

  9. Lender / Mortgage Questionnaire WITH Covenants Compliance Inspection (CCI)
    To be ordered by banks, lending institutions, mortgage companies and others desiring information for a loan. Includes lender questionnaire, Covenants Compliance Inspection (CCI), insurance certification information, etc. Custom lender form processing available.

  10. Lender / Mortgage Questionnaire (without CCI) (1 – 8 Hours Priority Service is available as a separate product)
    To be ordered by banks, lending institutions, mortgage companies and others desiring information for a loan. Includes lender questionnaire, insurance certification information, etc. Custom lender form processing available.

  11. Foreclosure Resale Package WITH Covenants Compliance Inspection (CCI)
    To be ordered ONLY for foreclosed properties. This package can be ordered by Lenders, Sellers or Seller's representatives. Package includes a W-9 form, a Realtor Listing Report, a Covenants Compliance Inspection, a Resale Certificate (including all information required under NRS 116-4109), Governing Documents, Budget, Current Financials, Insurance Declaration, and Reserve Study. This product includes one free update so that the requestor can obtain the package now for listing the property and for review by the potential buyer. When the buyer is identified, the requestor can order an updated package for the final closing and escrow information (see Updates below).

  12. Foreclosure Resale Package (without CCI) (1 – 8 Hours Priority Service is available as a separate product)
    To be ordered ONLY for foreclosed properties. This package can be ordered by Lenders, Sellers or Seller's representatives. Package includes a W-9 form, a Realtor Listing Report, a Resale Certificate (including all information required under NRS 116-4109), Governing Documents, Budget, Current Financials, Insurance Declaration, and Reserve Study. This product includes one free update so that the requestor can obtain the package now for listing the property and for review by the potential buyer. When the buyer is identified, the requestor can order an updated package for the final closing and escrow information (see Updates below).

  14. Governing Documents 
    To be ordered by Buyer's or a Buyer's Rep when only the Governing Documents are needed, unrelated to a Resale Disclosure Package. Documents include Articles of Incorporation, Association By-Laws, Covenants, Conditions & Restrictions, applicable design standards, and rules & regulations.

  16. Realtor Listing Information
    Provides the information desired by Real Estate professionals who are listing a property, or desire to have additional information regarding a property owners association.

  17. Appraisal Information
    Provides an overview of amenities, structures, parking and other information desired by appraisers.

  18. PRIORITY SERVICE
    Selected products, where indicated, are also available with priority service (and can be ordered separately) for those who require their documents quicker. Turn-around time is 1-8 business hours.


    UPDATES
       

    For a limited time, you can order an update for select products. To place an update order, you must locate your original order in your "Completed Orders" list. When you click on the green action button to its left, you will see options called "View" and "Order Update". Note: The system will not display the second option ("Order Update"), if an order is not eligible for an update. Please use your browser's BACK button to return to the shopping login page.

    Note: Updates for products do not include a re-inspection of the unit/home regarding covenants compliance. If an update of a covenants compliance inspection is desired, it may be ordered as a separate menu item (above).
