Resale Disclosure Package (AB 2430)
This package is intended for resale transactions. It meets the resale disclosure requirements of the "Davis-Stirling Act" (ref. California Civil Code Sections 4525, 4528 and 4530)
Documents include: Articles of Incorporation, CC&Rs, Bylaws, Operating Rules, Age Restrictions, Annual Budget Report with Reserve Study, Assessment and Reserve Funding Disclosure Summary, Assessment Enforcement Policy, Financial Statement Review, Insurance Summary, Statement of Account, Notices of Violation, Builder Defects, Settlement Notice, Pending Assessment Increases and Rental Restrictions.
Optional add-on documents are available for an additional fee per document.
Available Add-Ons: Meeting Minutes - Regular; select communities also include a Covenants Compliance Inspection (CCI)
Update: Available for the statement to show current account balance and assessment information.
Note: When an association's board passes a resolution that mandates the inclusion of a Covenants Compliance Inspection (CCI) with every resale transaction, the available resale package will always include a pre-selected CCI.

Statement of Account
This document is available as part of the resale disclosure package above, or as a separate purchase, if no other resale disclosure documents are required. The statement includes a detailed description of all current assessment balances, active special assessments and escrow instructions.
Documents include: Statement of Account. Optional add-on documents are available for an additional fee per document.
Available Add-Ons: Meeting Minutes - Regular
Update: Available for the statement to show current account balance and assessment information.

Refinance Statement of Account
This product is to be ordered during a refinance only. Not for use during resale or first time closing. The statement includes a detailed description of all current assessment balances, active special assessments and limited escrow instructions.
Documents include: Refinance Statement of Account.

New Home/First Closing Statement
To be ordered when a NEW HOME is closing for the FIRST TIME to a non-builder/non-developer owner.
Documents include: New Home Statement of Account, Insurance Declaration, New Resident Information.
Update: Available for the statement to show current account balance and assessment information.

Lender Questionnaire
This product is to be ordered when information is desired for a loan.
Documents include: Standard Lender Questionnaire. Optional add-on documents are available for an additional fee per document.
Available Add-Ons: Annual Disclosure, Financial Statement Review, Insurance Declaration and Custom Lender Questionnaire.
Update: Available for adding the Custom Lender Questionnaire, if it was not selected on the original order.

Covenants Compliance Inspection (CCI)
Inspection of the Home/Unit for compliance with covenants and restrictions.
Documents include: Covenants Compliance Inspection (CCI), CCI Photos.
Update: Available to verify that previously noted covenant violations have been resolved.

Termite Inspection Report Review/Processing
This product to be ordered at the time of closing for Condominium Termite Inspections only.
Documents include: A termite inspection ordered through PCM from the preferred vendor of the Association, and the review/processing by PCM after the termite inspection has been completed.
Note: If you are interested in ordering a termite inspection for a single family home, please contact the termite vendor of your choice.

Audit/Annual Disclosure Package
This product is to be ordered when additional financial information is required regarding the association.
Documents include: Annual Disclosure - Budget, Financial Statement Review.

Other Documents
This product includes individual add-on documents that can be ordered separately from the above packages.
Documents include: (No documents included by default; all desired documents must be selected during shopping.) Optional add-on documents are available for a fee per document.
Available Add-ons: Appraiser Report, Governing Documents and Meeting Minutes - Regular (from which minutes are available).

EXPEDITE AND PRIORITY SERVICE
Some products offer up to two tiers of expedite service. The applicable turnaround times and rush fees are displayed during shopping, as these can vary significantly by product and/or based on the selection of optional add-ons.

UPDATE AVAILABILITY
Select products allow a reduced cost update within a limited time after your order has been fulfilled.
The "Order Update" option is accessible from your "Completed Orders" list via the green action button and/or the order summary page. This option is only displayed while the order is still eligible for an update.
