Product Descriptions


    1. Resale Certificate Package WITH CCI (Includes 718.111 (12)(e) Disclosures).
      To be ordered at resale by Title Companies, Sellers, Owners & Owners Agents. Package includes Resale Disclosure Certificate, Current 718-504 Disclosure (Q&A, as applicable), Current 718-111(13) Annual Financial Disclosure, Escrow Instructions, Statement of Account, Budget, Insurance information, Certified Governing Documents, and a Covenants Compliance Inspection. This product may be ordered as an Update (see Updates below).


    2. Resale Certificate Package (Includes 718.111 (12)(e) Disclosures). (1 – 8 Hours Priority Service is available as a separate product)

    3. Certificate of Assessment (a.k.a. Estoppel) as required by 718.116.8  WITH CCI
      To be ordered at Resale by Title Companies, Sellers, Owners & Owners Agents. Certificate includes current/special assessment information, closing/escrow instructions and a Covenants Compliance Inspection. This product may be ordered as an Update (see Updates below).

    5. Refinance Only, Certificate of Assessment
      To be ordered during a refinance only. Not for use during Resale or first time closing. Includes special (limited) Escrow Instructions. Does not meet Resale Disclosure requirements under Florida law. This product may be ordered as an Update (see Updates below).


    6. New Home-Lot / First Closing Statement
      To be ordered when a NEW HOME is closing for the FIRST TIME to a non-builder, non-developer owner. Includes Statement of Account, Escrow Instructions and other information required for first closing. Does not meet Resale Disclosure requirements under Florida law. This product may be ordered as an Update (see Updates below).


    7. Foreclosure Package 
      To be ordered only for foreclosed properties. This package can be ordered by Title Companies, Lenders, Sellers or Seller's representatives. Package includes a W-9 form, a Realtor Listing Report, Resale Disclosure Certificate, Current 718-504 Disclosure (Q&A, as applicable), Current 718-111(13) Annual Financial Disclosure, Escrow Instructions, Statement of Account, Budget, and Insurance information. This product includes one free update so that the requestor can obtain the package now for listing the property and for review by the potential buyer. When the buyer is identified, the requestor can order an updated package for the final closing and escrow information. This product may be ordered as an Update (see Updates below).

    8. Covenants Compliance Inspection (CCI)
      This service includes an exterior inspection of Home/Unit in regards to covenant compliance and is available for Mortgage Companies, Banks, Lending Institutions and Sellers when verification (regarding compliance with covenants) is desired.


    9. Updated Covenants Compliance Inspection 
      Typically ordered by owner/seller’s when a re-inspection of the unit/home is required to ensure a previously noted covenant violation has been corrected.

    10. Lender / Mortgage Questionnaire WITH CCI
      To be ordered by Banks, Lending Institutions, Mortgage Companies and others desiring information for a loan. Includes Lender Questionnaire, Budget, Insurance information and a Covenants Compliance Inspection. Custom lender form processing available as option when ordering a lender questionnaire. 


    11. Lender / Mortgage Questionnaire (1 – 8 Hours Priority Service is available as a separate product)
      To be ordered by Banks, Lending Institutions, Mortgage Companies and others desiring information for a loan. Includes Lender Questionnaire, Budget, and Insurance information.  Custom lender form processing available as option when ordering a lender questionnaire. 


    12. Resale Listing Package
      Can be ordered at Resale by Sellers, Owners & Owners Agents. Package includes Realtor Report, Current 718.504 Disclosure (Q&A, as applicable), Current 718-111(13) Annual Financial Disclosure, Certified Governing Documents, Budget, and Insurance Certificate.


    13. Certified Governing Documents
      Documents include Articles of Incorporation, Association By-Laws, Covenants, Conditions & Restrictions, applicable design standards, and rules & regulations.


    14. Annual Financial Disclosure
      Included in the Resale Certificate Package. May be ordered separately when Annual Financial Disclosure required under Title 718-111(13) is desired.

    15. Letter of Tenancy Processing
      Can be ordered by Owners when approval by Association is required and automated processing of leasing application is desired.


    16. Certificate of Insurance
      Can be ordered by Owners when Association proof of insurance is desired. (This is typically ordered in conjunction with annual mortgage review process). 


    17. Appraisal Report
      Provides an overview of amenities, structures, parking and other information desired by appraisers.


    18. Realtor Report
      Provides the information desired by Real Estate professionals who are listing a property, or desire to have additional information regarding a property owners association.


    19. Occupancy Report
      Provides a current report regarding the percentage of unit/homes in which owners have secondary addresses.  

      PRIORITY SERVICE
      Select products, where indicated, offer Priority Service (and must be ordered as a separate product) for those who require their documents quicker. Turn-around time for Priority Service is 1-8 business hours. If a product doesn’t indicate Priority Service, standard processing times will apply.   

      UPDATES
      Selected products, where indicated, may be updated by simply going to the Requestor's "Order History". Click on the "Detail" of the order to be updated, and click "Update Order" (located at the bottom-left of the Order Detail screen). Only the financial aspects of the order will be updated.
