Product Descriptions


  1. Resale Package WITH Covenants Compliance Inspection (CCI)
    To be ordered at resale by either Closing Attorneys or Owners & Owners Agents (with consent of Owner). Package includes Resale Certificate (Association related disclosures listed by the Georgia Association of Realtor Forms F50/F52 and Georgia Association of Realtors Form F123 information), a Covenant Compliance Inspection, Closing Letter/Escrow Instructions, Budget, Annual Financials, Insurance Declaration, recorded Governing Documents and Rules & Regulations. Financial aspects of this product may be ordered as an Update. 

  2. Resale Package (without CCI) (1 - 8 Hours Priority Service is available as a separate product)
    To be ordered at resale by either Closing Attorneys or Owners & Owners Agents (with consent of Owner). Package includes Resale Certificate (Association related disclosures listed by the Georgia Association of Realtor Forms F50/F52 and Georgia Association of Realtors Form F123 information), Closing Letter/Escrow Instructions, Budget, Annual Financials, Insurance Declaration, recorded Governing Documents and Rules & Regulations. This product may be ordered as an Update. 

  3. Closing Letter WITH Covenants Compliance Inspection (CCI)
    This product should be ordered by Closing Attorneys when a Resale Package has not been ordered, or when the Update permitted under the Resale Package has already been used. This package includes a Covenants Compliance Inspection, and a detailed description of all current assessment balances and escrow instructions. This product may be ordered as an Update.  (Note: This product does NOT include governing documents or related disclosures listed by the Georgia Association of Realtors Forms F50/F52 or Form F123 information.)

  4. Closing Letter (without CCI) (1 - 8 Hours Priority Service is available as a separate product)
    This product should be ordered by Closing Attorneys when a Resale Package has not been ordered, or when the update permitted under the Resale Package has already been used. A Closing Letter includes a detailed description of all current assessment balances and escrow instructions.   5. Foreclosure Package
    To be ordered ONLY for foreclosed properties. This package can be ordered by Lenders, Sellers or Seller's representatives. Package includes a W-9 form, a copy of the current account ledger, a Realtor Listing Report, Resale Certificate (Association related disclosures listed by the Georgia Association of Realtor Forms F50/F52 and Georgia Association of Realtors Form F123 information), Escrow Instructions, Budget, Annual Financials, Insurance Declaration, and Governing Documents. This product includes one free update. 

  6. Refinance Only, Closing Letter (1 - 8 Hours Priority Service is available as a separate product)
    To be ordered during a refinance only. Not for use during resale or first time closing. Includes all current assessment balances and (limited) escrow instructions. This product may be ordered as an Update. 

  7. New Home-Lot  /  First Closing Letter
    To be ordered when a NEW HOME is closing for the FIRST TIME to a non-builder, non-developer owner. Package includes New Home / First Closing Letter, Escrow Instructions and Governing Documents. This product may be ordered as an Update. 

  8. Ledger Statement
  9. This product includes an account ledger, which shows the amount of unpaid and past due assessments, as well as any applicable late fees and interest that are payable at the expiration of the five-day period for disclosing this information (ref. Georgia Code Title 44 Property 44-3-232(d).)

  10. Covenants Compliance Inspection (CCI)
    Available to Mortgage Companies/Lending Institutions and Owners & Owners Agents when verification of covenants compliance is desired (with consent of Owner). This service includes an inspection of the Home/Unit with regard to covenant compliance.

  11. Updated Covenants Compliance Inspection (CCI)
    To be ordered by the Owner/Owner's Agents when a re-inspection of the unit/home is desired to ensure a violation previously noted on a Covenants Compliance Inspection (CCI) performed by Homeside Properties has been corrected.

  12. Lender / Mortgage Questionnaire WITH Covenants Compliance Inspection (CCI)
    To be ordered by Banks, Lending Institutions, Mortgage Companies and others desiring information for a loan. Includes a Covenants Compliance Inspection, and a Lender Questionnaire with insurance information. 
    Custom Lender Form processing is available as an option when ordering the Lender  /  Mortgage Questionnaire.

  13. Lender / Mortgage Questionnaire (without CCI) (1 - 8 Hours Priority Service is available as a separate product)
    To be ordered by Banks, Lending Institutions, Mortgage Companies and others desiring information for a loan. Includes a Lender Questionnaire with insurance information. 
    Custom Lender Form processing is available as an option when ordering the Lender / Mortgage Questionnaire.

  14. Purchaser Research Package (1 - 8 Hours Priority Service is available as a separate product)
    Typically ordered by lenders, potential buyers or their representatives when researching information on HUD homes or property foreclosures, with consent of owner. Package includes Realtor information, Budget and Governing Documents.

  15. Governing Documents (Recorded Documents Only)
    Included in the Resale Package, these documents are to be ordered separately when only "Governing Documents" are desired. Documents include Association By-Laws, Master Deed (Covenants, Conditions & Restrictions). Note: Applicable Design Standards and Rules & Regulations are NOT included in this package.

  16. Certificate of Insurance
    (Included in the Resale Package). Can be ordered by owners when association proof of insurance is desired. (This is typically ordered in conjunction with the annual mortgage review process).

  17. Association Budget
    (Included in the Resale Package). Can be ordered when budget is desired to supplement Lender Questionnaire, Refi Statement of Account, or other products.

  18. Appraisal Information
    Provides an overview of amenities, structures, parking and other information desired by appraisers.


  19. Realtor Information
    Provides the information desired by Real Estate professionals who are listing a property, or desire to have additional information regarding a property owners association. View a sample Realtor Information.


  20. Occupancy Report
    Provides a current report regarding the percentage of unit/homes in which owners have secondary addresses.
