    Resale Certificate Disclosure – (for Virginia communities) Available in Email Delivery Only OR Hardcopy Delivery Only
    To be ordered at resale by Owner/Seller or their agent. Package includes Virginia Resale Disclosure Statement, Covenants Compliance Inspection, Governing Documents, Budget, Meeting Minutes, Annual Financials/Audit, Reserve Study and Insurance Certificate.

    Resale Certificate Update (for Virginia communities)
    To be ordered by Owner/Seller/Realtor or Buyer/Buyer’s Representative. You must have original order number from the Resale Certificate Disclosure. This package includes an updated Resale Disclosure Statement, Budget, Annual Financials/Audit, Reserve Study and Insurance Certificate. A Covenants Compliance Inspection may also be added for an additional fee.
     

    1. Resale Disclosure Package (for non-Virginia communities)
      To be ordered at resale by Sellers, Owners & Owners Agents. Package includes Resale Disclosure Certificate, Statement of Account, Escrow Instructions, Governing Documents, Budget, Financials/Audit, Reserve Study and Insurance Certificate. This product may be ordered as an Update (see Updates below).

    3. Financial Update / Statement of Account (for Virginia communities)
      To be ordered by Title Companies or Settlement Agents during a resale transaction. This package includes an updated Statement of Account/Escrow Instructions, Budget, Annual Financials/Audit, and Reserve Study. A Covenants Compliance Inspection may also be added for an additional fee. This product may be ordered as an Update (see       Updates below).
       

    4. Statement of Account (for non-Virginia communities)
      Typically ordered by Title Companies during a resale transaction. Statement of Account includes a detailed description of all current assessment balances and escrow instructions. This product may be ordered as an Update (see Updates below).

    6. Refinance Only, Statement of Account (all communities)
      To be ordered during a refinance only. Not for use during resale or first time closing. Includes special (limited) Escrow Instructions. This product may be ordered as an Update (see Updates below).

    8. New Home-Lot / First Closing Statement (all communities)
      To be ordered when NEW HOME is closing for the FIRST TIME to a non-builder, non-developer owner. Includes Statement of Account, Escrow Instructions and other information required for first closing. This product may be ordered as an Update (see Updates below).

    10. Lender / Mortgage Questionnaire (all communities)
      To be ordered by banks, lending institutions, mortgage companies and others desiring information for a loan. Includes lender questionnaire, insurance certification information, etc. Custom lender form processing available as option when ordering a lender questionnaire.

    13. Purchaser Research Package (all communities)
      Typically ordered by lenders, potential buyers or representatives of potential buyers when researching information on HUD homes or property foreclosures, with consent of owner. Package includes Realtor information, Budget and Governing Documents.

    16. Covenants Compliance Inspection (all communities)
      Supplemental Inspection of Home/Unit in regards to covenant compliance (more detailed and documented inspection than provided in the Resale Disclosure Package). This service is available for mortgage companies, banks, lending institutions and sellers when verification regarding compliance with covenants is desired. Typically ordered by sellers and lenders.

    19. Governing Documents (all communities)
      Included in the Resale Disclosure Package. To be ordered when only the Governing Documents are needed, unrelated to a Resale Disclosure Package. Documents include Articles of Incorporation, Association By-Laws, Covenants, Conditions & Restrictions, applicable design standards, and rules & regulations.

    21. Appraisal Report (all communities)
      Provides an overview of amenities,  structures, parking and other information desired by appraisers.

    24. Realtor Report (all communities)
      Provides the information desired by Real Estate professionals who are listing a property, or desire to have additional information regarding a property owners association.

    26. Occupancy Report (all communities)
      Provides a current report regarding the percentage of unit/homes in which owners have secondary addresses.
