Resale Disclosure Package

To be ordered at resale by Closing Attorneys / Title Companies, Sellers, Owners & Owners Agents (with consent of Owner). Package includes Statement of Account, Escrow Instructions, Governing Documents, Budget, Annual Financials and Insurance Information. This product may be ordered as an Update (see Updates below).  The Resale Disclosure Package may also be ordered WITH Covenants Compliance Inspection (CCI), or as a Priority Service product (1 - 8 business hour turn-around)

 

Statement of Account

A detailed description of all current assessment balances, and escrow instructions. This product should be ordered by Closing Attorneys / Title Companies when a Resale Disclosure Package has not been ordered, or when the Update permitted under the Resale Disclosure Package has already been used. This product may be ordered as an Update (see Updates below).  The Statement of Account may also be ordered WITH Covenants Compliance Inspection (CCI), or as a Priority Service product (1 – 8 business hour turn-around)

 

New Home-Lot / First Closing Statement

To be ordered when NEW HOME is closing for the FIRST TIME to a non-builder, non-developer owner. Includes New Home Statement of Account, Escrow Instructions, Governing Documents and other information required for first closing. This product may be ordered as an Update (see Updates below).  Priority Service available (1 – 8 business hour turnaround)

Refinance Only, Statement of Account

To be ordered during a refinance only. Not for use during resale or first time closing. Includes special (limited) Escrow Instructions. This product may be ordered as an Update (see Updates below).  Priority Service available (1 – 8 business hour turnaround)

Refinance Lender Package 

To be ordered by Banks, Lending Institutions, Mortgage Companies; this package is for REFINANCE ONLY.  Includes Lender Questionnaire with Insurance information.  Priority Service available (1 – 8 business hour turnaround)

 

Lender / Mortgage Questionnaire

To be ordered by Banks, Lending Institutions, Mortgage Companies and others desiring information for a loan. Includes Lender Questionnaire, Insurance certification information and Budget. Optional add-ons are available for an additional fee. Available add-ons include: Custom Lender Questionnaire and Annual Financials. Lender / Mortgage Questionnaire may also be ordered WITH Covenants Compliance Inspection (CCI), or as a Priority Service product (1 – 8 business hour turn-around)

CL - 100
Available to Sellers, Owners & Owners Agents (with consent of Owner), and Closing Attorneys / Title Companies. Associa has partnered with Orkin Pest control for completion of the termite inspections required before the closing of each home. Associa will contact Orkin and deliver the results of the inspection. The Designated Pest Control Operator will issue a letter that the property is free of all wood destroying insects and organisms or will quote a price to eradicate any infestation if insects are present.

Governing Documents
Included in the Resale Disclosure Package, these documents are to be ordered separately when only “Governing Documents” are desired. Documents include Articles of Incorporation, Association By-Laws, Covenants, Conditions & Restrictions, applicable design standards, and rules & regulations. 

Appraisal Information
Provides an overview of amenities, structures, parking and other information desired by appraisers.

Realtor Information
Provides the information desired by Real Estate professionals who are listing a property, or desire to have additional information regarding a property owners association.

Occupancy Report
Provides a current report regarding the percentage of unit/homes in which owners have secondary addresses.

Covenants Compliance Inspection (CCI)
This service includes an inspection of Home/Unit in regards to covenant compliance. This service is available for Mortgage Companies, Banks, Lending Institutions and Sellers when verification regarding compliance with covenants is desired (with consent of Owner). 

Updated Covenants Compliance Inspection (CCI) 
Typically ordered by Owner/Seller’s when a re-inspection of the unit/home is desired to ensure violation noted previously on Covenants Compliance Inspection (CCI) by ASI has been corrected

Purchaser Research Package

Typically ordered by lenders, potential buyers or representatives of potential buyers when researching information on HUD homes or property foreclosures, with consent of owner. Package includes Realtor information, Budget and Governing Documents.  Priority Service available (1 – 8 business hour turnaround)


PRIORITY SERVICE
Selected products, where indicated, are also available with priority service (and can be ordered separately) for those who require their documents quicker. Turn-around time is 1-8 business hours. 

UPDATES
Selected products, where indicated, may be updated by simply going to the Requestor's "Order History". Click on the "Detail" of the order to be updated, and click "Update Order" (located at the bottom-left of the Order Detail screen). Note: updates do not include a re-inspection of unit/home regarding covenant compliance; however an updated inspection may be ordered for an additional charge.
